What are the income guidelines?

As of FY 2016 you can apply if your gross income falls under the amounts listed below. Many times applicants think they are above these limits but find out they are eligible. Do not include your savings in this number, only the interest you receive. To be safe call us and let us verify your income.

Q:If I have money in a CD or savings account am I still eligible?
A: Yes. We calculate only the interest as income. As long as it doesn’t go over the Income limit.

Q: Can I have pets?
A: Yes, there is a pet policy that you must follow. Only one pet is allowed per apartment. Generally no pets over 20 lbs. and only those approved by the policy. Click here to see the pet policy.

Q: Is there a pet deposit?
A: Yes, there is a $150 deposit that is required in order to have a pet.

Q: Is there a waiting list?
A: Yes, there is a list and priority is given to residents of Watervliet, then former residents, and lastly non-residents. The length all depends on your family size. The length of time varies so we would encourage you to submit an application as soon as possible. You will then receive a letter that states your name is on our list. Keep this letter, it verifies our receipt of your application. Each year we send out a letter asking if you still want your name on our list. You must respond back within the proper time. Tell us if you change your address or phone number

 

Q: How do I keep my information up to date?
A: You can check the information that we have on file in either the tenant or the applicant portals (www.watervliethousing.org) . If any changes need to be made, you must get in touch with the WHA office. If your information is not updated as an applicant and we try to contact you but fail, you will be removed from our waiting list.

Q: How do I find out where I stand on the Waiting List?
A: The Waiting Lists for Public Housing, Van Rensselaer Village, and Section 8 are not numbered. Our residents are our highest priority. So, waiting periods are shorter if you are a Watervliet Resident.

Q: What is included in rent?
A: With the exception of Van Rensselaer Village your gross rent includes heat, electricity, your range and refrigerator. It does not include cable TV or telephone. Our Quinn and Hanratta tenants are offered a bulk deal on their cable. We do have a master TV antenna that will give you basic channel reception. Van Rensselaer also provides a range and refrigerator and an on-site laundry facility.

Q: How is my rent going to be calculated?
A: Rent is 30% of your gross annual income, however other factors are included. These factors may include: utilities, medical expenses, etc. in some cases.

Q: How long is the lease?
A: The lease is a monthly lease, which is renewed automatically each month when your rent is paid.

Q: How much is the security deposit?
A: The security deposit is equal to one month’s gross rent or $150 whichever is greater. For VRV tenants, the security deposit is a flat $500.

Q: What is needed to move in?
A: A security deposit (equal to one month’s gross rent) and one month’s rent. You must also be able to put the utility bill in your name prior to admission.

Q: Are the apartments furnished?
A: No. They all have a range and refrigerator, some have hardwood floors but none come furnished.

Q: Is the complex on a bus line?
A: All complexes are either directly on a bus line or 1-2 blocks away from one.

Q: Is there a bus stop for children?
A: School busses pick up children at each of the three family complexes.

Q: What schools are in the area?
A: Watervliet Elementary School, Watervliet High School, and Catholic Central High School.

Q: Is it a nice neighbourhood?
A: We are very proud of our city. It has an excellent record of great living and a great place to raise your children. The Watervliet Housing Authority is very community oriented.

Q: Is there a parking lot or on-street parking?
A: Most of the complexes do have parking lots which tenants and their visitors can park in free of charge, however on-street parking is available at all the complexes. Parking lots are first come, first serve, with no assigned parking spots.

Q: Are there accommodations available for the disabled?
A: Yes, the Watervliet Housing Authority provides accommodations for those with disabilities. If anyone needs a service, we make sure that they get what is helpful to them. We have a few handicapped accessible apartments in our complexes that are designed to better accommodate people with disabilities.
